A new survey shows Americans are well aware of the benefits of securing a home inspection before they purchase a new home. Commissioned by the American Society of Home Inspectors, the Harris Interactive Survey showed 88 percent of Americans believe an inspection is a necessity before purchasing a home, while 72 percent said an inspection helped them avoid potential problems in their current home. Additionally, 64 percent said it saved them money in the long run. At the same time, many Americans had a poor idea of what an inspection entails, with many incorrectly assuming reviews of septic systems, electrical wiring and plumbing behind drywall and swimming pools were included – they typically aren't, said AAPI president Bob Charvoz. In addition, 70 percent incorrectly assumed all home inspectors are the same.

"It is important for consumers to do their homework before hiring an inspector," explained Charvoz. Sometimes going with the Realtor’s inspector can cause the client costly repairs after the inspection.

The importance of home inspections continues to rise as more consumers seek distressed properties, homes that can typically come with far more faults compared to others. According to RealtyTrac, 26 percent of all home sales last year were for distressed properties.
